When the lot is worth more than the structure, you are no longer having a renovation conversation. You are having a highest-and-best-use conversation, and the honest answer is sometimes that the house comes down.
The variables that decide it: slab condition, ceiling height, the location of load-bearing walls, and whether the existing footprint can accommodate the primary suite people actually want. If you are moving three of those four, you are building a new house at renovation prices, which is the worst of both.
I walk these with a builder before a client writes an offer. It costs a couple of hours and it has saved clients six figures more than once.
