The story

Ten years in, and
the job is still
telling the truth.

Most people meet a real estate agent at the single largest financial decision of their life, and they meet them cold. No history, no track record, nothing but a headshot on a sign. I have never thought that was good enough.

I came into this business from a background where the numbers had to be right. Not persuasive — right. That shaped how I work. Before I tell a seller what their home is worth, I have read the comparable sales, walked the competing inventory, and looked honestly at what their specific submarket is doing. Before I tell a buyer to write an offer, I know what the seller is likely trying to accomplish and where their flexibility actually is.

What I have learned across a decade of transactions is that people do not choose houses. They choose routines. Where the coffee is. Whether the park is walkable. How long it takes to get a kid to practice on a Tuesday. So I ask about your Saturday before I ask about your square footage — it narrows the map faster than any filter on a search portal.

I live in Metro Atlanta with my wife and daughter. I know the difference between a Gwinnett commute on paper and a Gwinnett commute at 7:40 in the morning. I know which in-town blocks feel completely different from one end to the other. That kind of knowledge is not on a listing sheet, and it is most of what you are actually hiring me for.

If we work together, you will get straight answers, including the ones that cost me the transaction. There have been houses I have talked clients out of. That is the job.

How I work

Five principles.

Data before opinion

Every recommendation starts with what the market is actually doing, not with what I would like it to be doing. If the data does not support the plan, we change the plan.

Strategy before search

We decide what a good outcome looks like — and what we are willing to trade for it — before we start touring. It is the difference between shopping and executing.

Communication you do not have to chase

You should never wonder where things stand. If something goes sideways you hear it from me first, with a recommendation attached.

Negotiate the whole deal

Price is one term of seven. Timing, contingencies, concessions and certainty of close often move more value than a price argument ever will.

The relationship outlasts the transaction

I would rather have one client for twenty years than twenty clients for one transaction. That shapes every piece of advice I give.
