You should too.

The person in the model home works for the builder. That is not a criticism — it is their job. But it means nobody in that room is representing you unless you bring someone. Register me on your first visit and it costs you nothing.

Register first

Most builders require your agent to be present or named on your first visit. Register after and representation is usually forfeited — permanently, for that community.

Base price is not the deal

Builders protect base price because it sets community comps. Everything around it — rate buydowns, closing credits, design allowances, lot premiums — moves.

Read the contract

Builder contracts are written by the builder. Completion dates, change-order terms, warranty scope and arbitration clauses all deserve a real read.

Inspect anyway

New does not mean flawless. Pre-drywall and final inspections by an independent inspector are among the cheapest money you will spend.

Process

From lot selection
to walkthrough.

Lot selection is the one decision you cannot renovate later. Orientation, grade, what backs to the property, and where the community's future phases will go all matter more than the extra hundred square feet in the plan.
Anything that touches the frame — a bump-out, a moved wall, an extra bedroom, a covered porch — has to be decided before construction starts. Finishes can wait. Structure cannot.
Budget it before you walk in. Design centre pricing carries margin, and it is very easy to spend twenty thousand dollars on upgrades that do not return at resale. I will tell you which ones do.
Expect movement. Weather, trades and supply all shift dates. Never schedule a lease-end or a closing on your current home tight against a builder completion date.
The one inspection most buyers skip and should not. Once drywall goes up, framing, plumbing runs and electrical are invisible for the life of the house.
Punch list everything. Most builders offer a one-year workmanship warranty and longer coverage on structure and systems — know the terms and use them before they expire.
