Three numbers tell you almost everything about a market's balance of power: what homes are selling for, how long they take, and how much supply is standing. Everything else is commentary.
Median price answers "what is the middle of the market doing", not "what is my house worth". Mix shifts — more luxury sales in a month — move the median without moving any individual value.
Days on market is the fastest-reacting indicator there is. When it starts climbing, buyer leverage is returning — usually a full quarter before price data shows it.
Under four months of supply is generally a seller's market; over six generally favours buyers. Metro Atlanta has spent most of the last several years on the tight side of that range, which is why preparation and pricing discipline still matter so much for sellers.
