Most buyers lose houses for the same three reasons: they toured before they were underwritten, they wrote an offer without a strategy, and nobody told them what due diligence was actually for. We fix all three before you see a single property.

Get underwritten, not pre-qualified

A pre-qualification is a conversation. A pre-approval is an underwritten file. In a competitive submarket, listing agents can tell the difference in ten seconds — and it decides which offers get read first.

Build the search around your life

We start with your Saturday, not your square footage. Where you already spend time, what your commute actually looks like, who you want to be close to. That narrows the map faster than any filter.

Tour with a scorecard

Every home gets scored on the same criteria before emotion enters the room. You will be surprised how often the favourite changes after we write it down.

Write an offer with a strategy

Price is one term of seven. Closing date, due diligence period, financing contingency, appraisal language, concessions and earnest money all move the needle — sometimes more than price does.

Use due diligence properly

In Georgia, the due diligence period is your leverage window and your exit. We use it to understand systems, structure and cost — not to nickel the seller over a doorknob.

Lender, attorney, insurance, utilities, walkthrough. I run a timeline and I chase it, so the week before closing is boring. Boring is the goal.

First-time buyers

The questions nobody
answers straight.

If this is your first purchase, you are not behind. You have just never been given the actual sequence. Here it is.

Down payment is the number everyone quotes, but it is not the whole requirement. You also need closing costs, prepaid taxes and insurance, and a reserve after closing. Depending on the loan program, the total can run several percent above the down payment itself. Georgia also has down payment assistance programs worth checking — eligibility depends on income, price and location.
No. Different loan programs have very different minimums, and the difference between a good score and a great one usually shows up in your rate rather than in approval. What hurts most is recent activity — new accounts, large balance swings, or a missed payment in the last twelve months.
A negotiated window at the start of the contract during which you can inspect the property and, in most standard contracts, terminate for any reason and recover your earnest money. It is the single most valuable term in a Georgia purchase contract and it should never be given away casually.
Different trades. New construction gives you a warranty, current systems and no deferred maintenance, usually further from the core. Resale gives you established neighbourhoods, mature trees and often a better location, with the systems risk that comes with age. Neither is universally right.
Buyer agent compensation is negotiable and is spelled out in a written agreement before we tour. It can be paid by the seller, by the buyer, or split — and it varies by transaction. I will walk you through exactly how it works for your situation before you sign anything.
