It is almost never the house. It is the fifteen minutes around the house.
After enough transactions you notice that people do not choose houses, they choose routines. Where the coffee is. Whether the park is walkable. How long it takes to get a kid to practice.
So I ask a different set of questions early. What does a Saturday look like for you? Where do you already spend time? Who do you want to be closer to? The answers narrow the map faster than any filter on a search portal.
Then we look at houses. In that order. It saves months.
